To do this, we offer two levels of service, our Lease Only Plan and our Total Residential Property Management Plan, as well as, individual services to meet your needs.
 
  
 
 
Lease Only Program
Our Lease Only Program is for property owners who have the time and knowledge to manage their property but do not want to do the tenant placement and property showings. We find the tenant and you do the rest.
 
Initial steps for finding a prospective tenant(s) include:
  • Property inspection and evaluation, including photos
  • Recommend repair or cosmetic improvements for maximizing monthly rent
  • Recommend a Monthly Rent based on market comparables
  • Prepare a 15 to 20 point Marketing Plan 
  •  Place a “For Rent” sign at the property and directional pointer signs at nearby roads and major intersections
  • List property on the Multiple Listing Service  
  • Advertise on Craig’s list and 10 to 12 other popular and local rental web sites
  • Placement on www.RealAmericaPM.com
  • List property with Section 8, if owner requests
  • Advertise in local newspaper 
  • Prescreen calls and personally show the property to prospective tenant(s)
 
Steps after we have a prospective tenant(s) including:
  • Collect completed application with photo ID
  • Tenant screening including credit scores, criminal background checks, employment and evictions history, social security number verification and check references
  • Negotiate rent and lease terms
  • Submit all screened and qualified applications to the property owner for approval
  • Execute lease agreement and other required documents
  • Collect first month rent and security deposits
  • Provide a move-in, walk-through Inspection Report
  • Hand over all the documents and money to owner to complete process

 Property Maintenance and Seasonal Services*

Real America can schedule maintenance and repairs on your property to be certain your investment holds its maximum value. We have a pool of experienced, qualified and reasonably priced contractors from every trade. These services include:
·        24 hour emergency services – we handle the “nuisance” calls at all hours of the night
·        Immediate response to tenant calls as required by the situation
·        Cleanout and housecleaning services
·        Drywall repair and painting
·        Carpeting cleaning
·        Door & window repair
·        General handyman services

·        Plumbing, electrical and HVAC maintenance

*Our contractors are licensed, bonded, fully insured and have met the EPA requirements for HVAC and refrigeration repairs/recovery.
 
Comparative Rental Analysis (“CRA”)
 
The CRA provides a complete analysis of a rental property including a look at the rental activity which occurred over the last 120 days for your neighborhood. We typically look at the 10 to 20 most recently filled comparables according to your area size and dwelling type.
 
The CRA will answer questions like these
·        What should my rent be?
·        How does my rental compare to others?
·        Am I earning all that I can?
·        Where do I rank statistically?
·        Should I lower my asking price to fill the vacancy faster?
·        Should I add additional features to increase rent?

Eviction Services

Real America Property Management offers eviction services to owners having collection problems with current tenants. Our eviction services begin with the 5-day notice to pay or quit and are completed when the owner is given actual possession of the property. It takes approximately 45 days from start to finish on the average, so long as all information necessary is provided by the owner.

Real America manages a wide variety of single-family properties, offering detail-oriented, yet cost-effective property management services. Our “No Hassle” Full Service Property Management includes:

·        Everything in our "Lease Only Program", plus
·        Move-in and move-out inspections
·        Prompt rent collection
·        Management of tenant relationship and disputes
·        Collection procedures and evictions, if needed
·        Payment of bills including mortgage, property taxes, utilities, insurance or other bills
·        Fully itemized and computerized monthly financial reports, year-end accounting statements and 1099 forms
·        Annual lease review and recommendation of potential rent increases as market conditions permit
·        Semi-annual property inspections
·        Records maintenance
·        Security Deposit Escrow management and required documentation

No upfront fee 100% of the first month rental and 10% of collected rent or $85.00, whichever is greater

No upfront fee and 100% of the first month rental  

Maintenance Fees
Oversight Fee: Outside vendor invoices and materials plus 10%
